Tansey Warner Guest Information

When you book a rental with Tansey-Warner Realty we do our best to make your stay enjoyable from start to finish. So there are no surprises, here are our rental policies and procedures.

  • When a booking is made, You will receive a rental agreement via email. You then have 3 days to return a signed copy of the agreement along with a 50% deposit. The balance is due 30 days prior to arrival.
  • Payments can be made via electronic check at time of booking or by calling our office at 302.539.3001. We also accept certified check, personal check or money order by mail. Please Note: Personal checks are accepted only if they are made at least 30 days prior to arrival. We do not accept any credit cards.
  • We offer travel insurance protection through CSA. You can see the policy by visiting The fee for this is 6.95% of the total rental price. If you need to cancel your reservation your deposit is refundable if and when we re-rent the unit. If we are able to re-rent the unit we will refund all but 15% of your deposit. If we are unable to re-rent the unit no refunds will be issued.  You may contact CSA if travel insurance is purchased to file a claim for potential reimbursement of non-refundable forfeited amounts that were insured and paid toward your reservation.
  • If you need to cancel your reservation for ANY reason personal, pandemic or otherwise, you will need to notify us in writing. Once we receive your cancellation request we will place the property back onto the rental market. If it re-rents for the same dates you will receive your deposit minus 15%. If the property does not re-rent for the same dates you are responsible for the full amount .If you have concerns regarding a possible cancellation you may want to look into travel insurance to find a policy that meets your needs.
  • All reservations are subject to a $60 processing fee, $45 damage waiver fee, and $100 admin fee. Rentals within the town limits of Bethany Beach will also be charged a 6% rental tax. Sea Colony is not within town limits.
  • The accidental damage waiver fee gives the property owner the ability to recover some of the accidental damage that may happen during your stay. The property is inspected between tenants. Should property damage occur during a guests stay, it must be reported immediately to Tansey Warner. Please remember, this is someone’s home, we ask that you take care of it as if it were your own.
  • The owners supply pillows, mattress pads and blankets. Due to current conditions, we highly suggest bringing your own mattress pads and blankets. You must supply linens, soap and paper products. We encourage everyone to bring all of your provisions as they are in short supply in the area. We do offer a linen service in partnership with Coastal Vacation Rentals - view flier for more information. The rates for this vary per unit. The package includes sheet sets for all beds and towel sets for the unit occupancy.
  • Rentals at Sea Colony are subject to an additional mandatory recreation fee. 2022 Weekly Guest Badge Fees are per person, per week, ages 4 & up. 01/01-05/08 - $15, 05/07-06/12 - $25, 06/11-09/18 - $47, 09/17-09/25 - $25, 09/26-03/31 - $15. Fees are subject to change without notice. Sea Colony allows maximum 2 cars per unit. There are no exceptions. Sea Colony recreation passes are purchased directly from the Sea Colony Beach Shop located at the Marketplace at Sea Colony upon arrival.
  • Check-in is at 4pm on Saturday and 1pm on Sunday. We will not allow anyone to check in early unless we have confirmation that the unit has been cleaned. Please do not expect to check in before the posted check in time. Check-out time is 10am.
  • Please understand that the rental properties are individually owned and equipped according to the tastes and preferences of the owner. No guarantees can be made to the guest about expectations of quality of furnishings. We inspect and rate the units, but remember tastes are subjective. We will make every reasonable effort to have any malfunctioning appliances repaired during your stay.
  • Office hours June-August: Monday–Friday 8am-4pm; Saturday 8am-5pm; Sunday 9am-2pm. All after hours arrivals will receive email/ text for check-in instructions. You can also call us during office hours at 302.539.3001 for information.
