Furnishings

How your unit is furnished will determine the success of your rental. Well furnished units are the first ones to rent and generate the highest incomes. Our top rated units have new/updated kitchens and bathrooms as well as new or like new furniture & furnishings. In order to give our guests the best possible vacation experience, we recommend updated furniture and furnishings even if the bathrooms and kitchen are not new/updated. We also highly recommend having flat screen televisions, dvd players and high-speed internet, preferably wireless.

While we want your property to be nicely decorated and comfortable, we do suggest limiting the number of knick knacks and personal items. Clutter makes it difficult for the cleaners and the guests. Also anything that is important to you should be removed to avoid loss or breakage.
It is also very important to keep the property itself in good condition. Regular spring cleans and maintenance is a must. We also recommend regularly painting the walls, cleaning the carpets and washing bedding. We do property evaluations every fall to make recommendations of items that need attention prior to the next rental season. At that time, we also give recommendations of how you can improve your property’s rating in order to generate more income.

Cleaning

We have several cleaning crews, all of which have been with Tansey-Warner Realty for at least 6 years. We start spring cleans in April. These cleanings are very thorough and include all windows and sliders, moving furniture and dusting baseboards, cleaning all kitchen cabinets and drawers in addition to regular cleaning procedures.

Regular cleanings between renters include the following:

  • Kitchen: clean stove and oven, disinfect countertops and sink, clean refrigerator and small appliances, empty trash
  • Bathroom: clean and disinfect toilets, sinks, showers/tubs, counters, clean mirrors, empty trash
  • Dust all surfaces and furniture, vacuum/mop/sweep floors, clear smudges from windows.

If you have chosen your own cleaning crew, please confirm with them that they are providing the same services or additional services for the spring clean and regular clean as we have outlined above.

Maintenance

Many minor repairs come up during the rental season. We will coordinate these repairs either with your preferred vendor or if you have not specified one, we will contact a vendor of our choice. The vendor will bill you directly for services provided. We will contact you for approval of repairs/services that exceed $250 prior to authorization of work.
